COMMON QUESTIONS ABOUT RE-ROOFS
How long does a Re-Roof take?
Do I need to be home during the work?
A standard Roof Replacement usually takes between 4–7 Business days, depending on the weather and the complexity of the roof.
No, you don’t need to be home. We only require access to a power source and external site access (such as the back garden) throughout the installation period.
During the replacement, what happens if it rains?
Will the site be left tidy?
As we strip the old roof, we lay and pin the breathable underlay felt directly behind us as we work. The underlay is waterproof in its own right and is secured against wind as we go, so even if the weather turns during the job, the inside of your property stays protected.
In the unlikely event of sudden severe weather before a section is fully secured, there is a very small chance of minor water ingress, but this is rare and would not cause any meaningful damage. We take every precaution to make sure it does not happen.
Yes. We clear all debris at the end of every working day.
We know homeowners have young children and pets running around, and when you are pulling hundreds of old rusty nails off a roof some of them are going to end up on the ground. The last thing we want is someone's toddler or their dog stepping on one of them.
It is just not something we are willing to leave to chance.
We make sure everything is clean and tidy before we leave each day.

Roof Replacement Costs
The guide prices below reflect typical project costs for roof replacements in the current market. These aren't just estimates, they are based on our decade of experience replacing roofs across Manchester.
GUIDE PRICES BY PROPERTY TYPE
Small 1 to 2 bed terraced
From £6,500
A full Re-Roof on a smaller terraced home is usually completed within 4 to 5 business days. These jobs are often more straightforward, which helps keep disruption to a minimum. We work efficiently, keep things moving, and leave everything as tidy as possible at the end of each day.
Standard 2 to 3 bed semi-detatched
£8,500 to £11,000
This is one of the most common Re-Roof sizes we carry out, and it will usually take around 5 to 7 business days. Long enough to do the job properly, but not so long that it takes over your life. There is a bit more going on than with a smaller terrace, but it is still a standard straightforward Re-Roof in most cases.
Larger 4 bed properties
£16,000 to £25,000
Larger Re-Roof projects usually take between 2 to 4 weeks, depending on the size, layout, and complexity of the roof. These jobs are often more detailed and more unique in scope, so they naturally take longer, but the aim is always to keep the work steady, tidy, and on schedule.
