During the inspection, I’ll conduct a thorough assessment of your roof, capturing a detailed video of the roof space to identify any issues. I’ll then walk you through the footage, showing you exactly what’s going on so you can see it for yourself. Finally, I’ll provide you with a clear, no-obligation estimate at no cost to you. We’re here to make the process transparent, professional, and stress-free!

Roof replacements

When a roof reaches the end of its effective life, it will need replacing.

This is generally between 40-80 years after initial installation.

Sometimes roofs just have so may problems and previous patch repairs, it doesn't make sense to patch repair any further, and a full roof replacement is required.

For the smallest roofs, such as 1/2 bedroom terraced houses, using the most cost effective Solution, Full roof replacements can be as little as £6,000.

For a standard 2/3bed semi, using the most cost effective solution, Full roof replacements generally range from £8,000 - £11,000.

For a larger property such as a 4 bedroom detached, using the most cost effective Solution, Full roof replacements generally range from £12,500 - £25,000.

The prices stated above do not include, fascia, soffets & gutter replacements. Should you wish to also have those replaced, the cost may be higher than the prices stated here.

Chimney Re-Pointing & Flaunching

ALL PRICES LISTED BELOW DO NOT INCLUDE SCAFFOLDING COSTS, MOST CHIMNEYS REQUIRE A SCAFFOLDING TO REPOINT & REFLAUNCH, WHICH IS GENERALLY £600 - £900.

Chimneys are often times the cause of leaky roofs. Waterproofing a chimney includes proper pointing & flaunching, quality brickwork, quality lead work & roof fixings around the chimney to be without defect & installed correctly. So with all of these things together, its easy to see how chimneys can be the first point of failure on your property.

Sometimes chimneys only need Re-Flaunching, We provide this service for £200.

For small chimneys, Re-Pointing & Re-Flaunching can be as little as £400 for the entire chimney.

For a standard size chimney, Re-pointing & Flaunching Is £325 per side (as often times chimneys are shared between neighbours) or £650 for the entire chimney.

For a Large chimney, Re-Pointing & Re-Flaunching is £450 per side (Often times chimneys are shared between neighbours) or £900 for the entire chimney.

Chimney demolition

Chimney Demolitions range from £750 for small/medium chimneys, up to £2,000 for larger chimneys. See chimney sizes above.

Gutter cleaning, Repairs & replacements

Gutter cleaning services start from £40 per side, such as on a lean-to extension.

If you need 2 sides cleaning, it would total £80

For larger and/or more complex properties, the price for cleaning the gutters is £200.

Gutter repairs are £100

Gutter replacements range from £500 - £1,000

All prices listed below cover the entire length of all sides of the property where guttering is needed, including downpipes.

On a smaller property/gable roof, gutter replacements can be as low as £500.

Flat Roofing

Flat roofing can be rather expensive, usually taking a day or two Labour & a number of costly rolls of bituminous felt. Flat roofs can also be done in GRP (glass reinforced plastic) and single sheet rubber roofing systems.

However unless specifically required, we tend to stick with bituminous felt.

It may initially be more expensive than other systems, but it is longer lasting, more durable & easy to repair.

Prices for flat roofing depends on the meterage, but most standard size flat roofs

measure 2-5 metres wide, and 5-8 metres in length.

The Cost for roofs like these are generally between £1,000 - £2,000.

Replacing leadwork around the chimney stack

Leadwork around a chimney stack is another common point of failure, primarily due to poor installation in the past, and/or tinkering with by internet providers & satellite tv installers.

Correctly installed leadwork will easily last over 50 years, I have even come across leadwork as old as 200+ years in my time as a roofer. It can be a little complicated and a little tricky to do sometimes, but correctly installed leadwork around a chimney is essential to prevent water ingress, and will last a lifetime if done properly.

For small leadwork repairs, we include those in our £250 same day repair service.

However if a significant amount of the leadwork needs replacing, costs are as follows.

For small/standard size chimneys with easy access, replacing the Leadwork on one side of the chimney would be £450.

For both sides, it would be £900.

For larger chimneys or abutments with a significant amount of lead work, prices range from £1,000 - £2,000.

Installing a chimney cap on a chimney pot

We install chimney cap for £150. This includes the price of the chimney cap.

Same Day repair service

We offer a same day small roof repair service, perfect for urgent fixes like loose tiles, minor leaks, or small patch repairs.

Thanks to our well-stocked van, we carry a wide range of materials, meaning no delays and no fuss—just a fast, reliable solution to keep your roof watertight.

For a flat fee of £250 (covering labour & materials), we can assess the job, and complete the work on the spot should you give us the go ahead.
